BHB provided mechanical and electrical engineering services for the renovation of a two-story office building, incorporating several notable features to enhance its functionality and sustainability. The electrical team installed a large standby generator capable of running the entire building for a few days in case of a power outage. Also installed was architectural LED lighting in the common spaces, which served as a unique focal point, immediately catching the eye upon entering the lobby.

The mechanical systems for the building included high-efficiency package rooftop units and split systems with economizers, ensuring optimal performance and energy savings. A web-based building control system was specified, allowing the owner to view and manage the systems remotely, further enhancing operational efficiency.

The plumbing systems were designed to minimize water usage, utilizing high-efficiency fixtures throughout the building. A pipe support system was installed below the suspended slab to address pipe movement in expansive soil conditions. Additionally, provisions were made for a future rainwater harvesting storage tank, supporting the building’s green sustainability initiatives.

In terms of safety and convenience, the building was equipped with a fully automatic fire sprinkler system and fire alarm system. Electric vehicle (EV) charging stations were also provided, promoting environmentally friendly transportation options. The project successfully combined functionality, sustainability, and modern technology to create a state-of-the-art office environment.
